The beautiful stucco-fronted buildings of Leinster Square requires reconstruction and a complete fit out in creating nine new luxury apartments. Our work involves structural alterations such as underpinning at basement level and extension of existing lightwells to increase the floor space.

We will provide a full fit out for each apartment, including restoration of original features, new kitchens and bathrooms, flawless decoration and contemporary lighting, as well as external works and landscaping. The project also requires the implementation of extensive mechanical, electrical and public health installations, to ensure construction ran smoothly and safely.

With a total of nine apartments across six floors, including two duplex apartments spread over 1,700 sq ft on the lower ground and ground floors with lightwells and a private garden; and a 1,080 sq ft penthouse spread across the original two properties, the transformation from two grade II listed residences previously used as a hostel, to luxury residential apartments is an exciting task for Morgan Rae to undertake.

These apartments will perfectly bring together the old and the new. Herringbone oak timber floors with neutral, pearl coloured walls will feature throughout the living spaces in the properties, perfectly complementing all the heritage elements in the building. Traditional cornicing, architraves and fittings, will contrast with controlled mood lighting, polished chrome sockets and switches and automatic blind controls, allowing the residents to revel in the beautiful history of the building whilst simultaneously appreciating the modern luxuries.

The large airy windows will be repaired and restored, flooding the apartments with natural light. The combination of light and dark tones throughout the property will create an elegant feel to the space. Design meets function in the kitchen areas. The joinery of the Silestone worktops will be complemented by neutral kitchen units, creating an impressive and stylish finish. The fully integrated appliances further enhance a kitchen where form and function are perfectly balanced.

The bathrooms will be designed and finished to the highest standards of elegance and comfort. The period elements in the property have not been forgotten here, with gentle nods to more traditional sanitaryware along with simple, but timeless marble floors with tiled walls.

The apartments will vary in size from 600sq ft to 1,700 sq ft and will include high end one, two and three bedroom residential apartments with all the mod cons in the beautiful, tranquil Bayswater area.
