In the basement to the property, a new 60-space secure cycle storage will be installed, along with changing facilities and lockers, designed for active people. This will be situated by the 50-space carpark with 10 electric car charge points, allowing for easy access to all building users.
The main entrance will be moved to the corner of the building which has been lowered to street level to avoid the need for steps to increase accessibility. Upon entry, there will be a contemporary, stylish and welcoming reception area, with a reception desk, coffee lounge and break out space. Stairs and a platform lift will connect the new reception area to the original level of the office space. Here, security gates will be installed to allow for a higher level of safety and privacy to the office users. Two open plan offices will be included on this floor, with access to an external courtyard and WC’s.
Floors one and two will contain a further three offices each with an external terrace, and the final two open plan offices will be situated on floor three. All floors will be accessible via dual lift access and stairs and will house stylish self-contained WC facilities and kitchen areas.
The Grade A office space will have enhanced energy conservation provisions, with programmable LED lighting with local presence detection set within suspended metal tile ceilings. Large windows and glazing will be installed throughout the property and the terraces being built on the ground, first and second floor, will provide additional daylight and warmth into the property.
With environmentally friendly design in mind, the renovation and structural alteration of The Smith in London Road will be a big task that we are excited to be undertaking.
